Sares Regis, retained by Deutsche Asset & Wealth Management, was the development manager re-developing and entitling the 24-acre site on East Middlefield Road off of Highway 237 in Mountain View. The entitlement process included managing a full project EIR and a General Plan Subsequent EIR for analyzing additional square footage in the precise planning area. In consultation with the client, Sares Regis negotiated the community benefits, transportation improvements and other public-facing aspects of the project with the City of Mountain View. The site originally housed 397,000 s.f. of office space in two-story buildings. The proposed Class A, 1,000,000-s.f., 1.0 FAR, four-building campus was between five and eight stories in height, with the length side of the buildings facing north-south to minimize solar gain. The additional density and height of the site allows for significantly more open space, a LEED Platinum certification and other project amenities that will make this office campus an exceptional place to work. Heavy emphasis was placed on connections to transit.
