Cadence was the first new, Class-A luxury residential property built in downtown South San Francisco (SSF) in over 20 years. It was one of the first projects completed under the City’s Downtown Station Area Specific Plan as part of the City’s efforts to bring new residents downtown and close to its Caltrain station. The two Cadence buildings replaced a long-abandoned Ford dealership.

Although there were no direct comparable properties when Sares Regis purchased the former California Redevelopment Agency (RDA) properties, Sares Regis saw opportunity in creating housing in an area with such strong fundamentals and in such close proximity to SSF’s growing biotech neighborhood.  Sares Regis was selected to purchase and develop the properties as part of a City and RDA RFP process, and Sares Regis deployed a unique design-build contracting format for the construction scope. 

Construction completed in 2019. After a successful lease-up, Cadence was sold in 2022 for a record price in its submarket.
