The Flats

In the heart of Silicon Valley, The Flats is a mixed-use residential apartment and retail development that integrates into Sunnyvale’s historic downtown fabric. Its downtown location provides unbeatable walkable access to transit, dining, shopping, and entertainment, and it is proximate to the Valley’s major employers.

The former site of a downtown mall, Sares Regis acquired the property as a partly-constructed building that had been foreclosed on during the Great Recession. Seeing opportunity and through careful diligence and repositioning, Sares Regis tweaked the existing condo program and design to deliver the first rental apartment phase of what has become the CityLine neighborhood of downtown Sunnyvale. Ground floor retail and auxiliary parking structures offer convenience, shopping, and services to Sunnyvale’s thriving downtown.  The project laid the foundation for the rest of the CityLine development that followed.

The Flats was completed in 2018 and is fully leased at top-of-the-market rates.
